    Take the first step toward owning a home by completing the North Star Neighbors qualification process. This process will help determine whether you may be eligible to purchase a home through the program.

    Buyer Selection Scoresheet 2026

    Review our new standardized selection policy to see how North Star Neighbors selects a homeowner.

    Because of this scoring system to select buyers, NSN will not begin full eligibility reviews until scoring is complete. NSN will score all submitted applications after five business days, or earlier if ten households that appear to meet basic qualification criteria have submitted interest, whichever occurs first.

    Initial steps to qualification:

    1. If you have not already, fill out our Pre-Application
    2. Fill out our Roseau Homes Interest Form.
    3. If you haven’t already, contact a lender. A minimum mortgage pre-approval will be approximately $170,000.
    4. North Star Neighbors will contact you to initiate the full application process.

    Here are some things you can do while you wait to hear if your household has been selected:

    1. Connect with your mortgage lender to confirm you are qualified for a mortgage of at least $170,000 with a minimum monthly payment that is 25% or more of your household’s gross monthly income. Please have your lender connect with Emily at emilyc@nwmf.org if they have questions on this process.
    2. Prepare for our eligibility process by having 60 days worth of pay stubs and your 2025 tax return ready to submit (but do not submit this information to NSN until requested).
    1. If you are working with a lender who has not done a North Star Neighbors loan before, have them reach out to Emily at emilyc@nwmf.org for a NSN lending orientation meeting.
